Larson Design Group (LDG) provided civil engineering, planning, permitting, stormwater management, and traffic engineering for the due diligence and conceptual plans associated with the development of a master site plan for Great Stream Commons in Gregg Township, Union County, Pennsylvania for the Union County Economic Development Corporation.
The former site of a planned hazardous and industrial waste incinerator, Great Stream Commons is a community owned and sponsored 500+ acre master planned industrial park uniquely designed for a variety of uses, including warehouse, distribution, light manufacturing, and office use.
The due diligence included determining if the site included any regulated floodplains; reviewing the National Wetland Inventory Map to determine any wetland impacts; and reviewing the zoning requirements including permitted land uses, building setbacks, height limitations, parking, open space, buffer yards, building and impervious coverage and other similar requirements. Base maps were also prepared and included GIS data, tax parcels data, zoning information, sanitary sewer and water mains, and roads and railroads.
The conceptual plans included creating two different development scenarios, one of which was selected to be refined into the site’s overall master plan. The master plan included preliminary grading, access roadways, and areas to be reserved for stormwater management facilities to include potential stormwater discharge points. LDG also developed a rough order of magnitude cost estimate for developing the site.
