Larson Design Group (LDG) provided all phases of civil site design as a subconsultant to the architect for the Justin Drive Office Building II project. The project included the construction of a new four story office building for at the Geisinger Woodbine Campus. Improvements included the 90,000 SF structure, modifications to Justin Drive, new paved parking, stormwater control systems, utility extensions, and related amenities on a 22.3-acre site.
Preliminary tasks included boundary and topographic survey, wetlands investigation, and zoning application and testimony to secure variances for site parking requirements. Final design included preparations of plans and applications to secure municipal land development approval and local conservation district and PADEP permits for erosion control and stormwater management. Civil drawings and technical specifications were provided as part of contract documents prepared for construction.
LDG participated in LEED project consultation, designing and documenting sustainable site solutions. The innovative design included an extensive rainwater harvesting system that serves as an underground reservoir for use in the building’s heating and cooling system. Other best management practices like bioretention strips and existing wetland preservation were incorporated as part of the site design. An as-built survey was completed and record drawings were provided to the client at project closeout.
