Alternative Delivery

LDG’s staff has in-depth knowledge and experience with a wide variety of alternative project delivery methods including design-build, adapt-build, integrated project design, and public-private partnerships (P3). Our experience with diverse project delivery methods affords LDG the flexibility to employ the best solution to maximize project quality and client value.

Architecture & Interior Design

The architectural considerations for buildings in the commercial market require close attention to a wide variety of items such as the building’s layout and configuration, appropriately sized foundations, the design of the roof, as well as the sustainability, maintainability, and durability of the interior finishes. In addition to the design of new buildings, our staff is also experienced with designing for adaptive re-use, renovations, tenant fit-outs, and expansion projects.

Civil Engineering

Civil engineering associated with commercial sites is a core strength at LDG. Our expertise ranges from coordinating an expedited permit process with the agencies and authorities having local jurisdiction, to evaluating the site constraints, set-backs, and zoning requirements and maximizing the site’s space allocation to safely accommodate as many vehicles as possible. LDG also has experience working with both greenfield and brownfield sites, understanding the unique requirements of each. Our expert staff have spent their entire careers honing the skills necessary to successfully complete projects of all types and sizes.

Construction Services

LDG’s cadre of certified construction services staff is dedicated to representing your interests on construction projects. For example, the construction services staff can play an integral part in reviewing the project schedule. Options such as phasing the project to allow the building to be occupied sooner or completing the project in segments to help manage the client’s expenditures are examples of the issues LDG’s staff can evaluate for our clients. Through a variety of services such as materials testing, schedule coordination, change order management, project documentation, ensuring the work is being performed according to the plans, applicable codes, and specifications, and verifying invoices for payment, we help to ensure the project is completed on time and within budget.

Geotechnical Engineering

When it comes to the design of commercial facilities geotechnical engineering plays a particularly important role. A series of design considerations such as the building’s foundation options and the impact of the site’s soil conditions all have a tremendous impact on the final design of the facility. Therefore, a comprehensive evaluation and thorough understanding of each site’s geotechnical features is critical for both the current project as well as any future expansions. LDG’s geotechnical staff begins work on each project during the concept stage, and their involvement continues through the design phase into project construction. This unique approach to geotechnical engineering ensures our staff is intimately familiar with a project, which helps us deliver right-sized and cost-effective solutions.

M/E/P Engineering

Our engineers take an exceedingly thorough approach to evaluating the unique MEP requirements associated with each project and helping clients choose the solution to optimize their systems. Our work includes tasks such as recommending the size and capacity of various systems, equipment selection and specification, and clash detection to ensure all of the facilities components fit together. Our MEP experience includes security systems, telecommunications, HVAC, audio/video, fire protection, fire detection and alarm, lighting, water, emergency power, and fuel/energy distribution. Our comprehensive experience working on multiple building types in various market sectors allows us to apply diverse knowledge and techniques to deliver efficient and effective system solutions that consider the initial cost and long-term value for the project.

Planning

The key to successful planning for a commercial facility is clearly understanding the intended use of the building. Essentially, it is planning for the right sizes of the right components to be in the right places in order for the building to function efficiently. Our planners, architects, landscape architects, environmental specialists, engineers, and designers support everything from conceptual sketches to full master plans and design guidelines. When it comes to commercial buildings, we know the ins and outs of space studies, blocking and stacking diagrams, adjacencies and more. We partner with our clients to gain an understanding of individual needs, how the business functions, and how the building will help the client generate revenue.

Structural Engineering

LDG’s structural engineers work toward an optimal balance between technical function and economic impact. We review and consider all of a project’s structural requirements and the project requirements for the other engineering disciplines. Using this input, we develop our structural engineering approach. Regardless of the building type, LDG can support the design of new structures as easily as the rehabilitation and analysis of existing structures.
