In 2006, Water Tower Square LLC took advantage of this concept when they asked Larson Design Group (LDG) to design a new commercial tenant building along Commerce Park Drive. Developed as a shell with potential future uses in mind, the facility offers vast interior spaces that can be designed and built to suit interested tenants. LDG incorporated multiple building entrances and selected a unique structural system which not only allowed for space flexibility, but also kept project costs within the owner’s budgets. Large windows embrace the façade to allow tenants a view of the adjacent Susquehanna River. Inside, high ceilings and minimal structure cater to a wide range of tenant types such as office, warehousing, professional, and service-based firms.
One such tenant opened in November of 2008 was Planet Fitness, a popular gym franchise who wanted to increase their clientele and exposure in the Williamsport region of Pennsylvania. LDG developed plans to convert over 16,000 square feet of shell space into the gym including restroom, shower, and administrative facilities. This tenant alone brings their 2,000+ members into the office park at Water Tower Square; this has proven to be a boost to the other businesses located there. LDG’s services for the original shell and subsequent tenant improvements, including Planet Fitness, include conceptual design, permitting documents, and construction administration.
